First Time Buyer.

Holly was desperate to buy her first house because living with her parents was proving challenging for everyone! She had just received confirmation of her new job role but couldn’t borrow against her new salary in advance.

I found a competitive lender who would accept her big pay increase before she received her first payslip, allowing Holly to solve the family crisis before it got any worse.

Home Mover.

With three children, Peter and Megan had outgrown their first home and were still tied into a fixed rate with their existing lender. Affordability was tight due to a rather tax efficient accountant but using my experience in mortgage packaging they transferred their deal to the new property, borrowed the extra needed and avoided the hefty early redemption charges. The children now have a bedroom each and everyone can effectively work from home.

Remortgage.

Jules and Jake were looking to secure a better rate and borrow extra to finish their kitchen extension but had been declined by their High Street bank.

After some research I discovered the issue was a small CCJ registered by a mobile phone company.

I found a lender that was more than happy to accept this small credit blip and secured a great deal and the additional borrowing required.

The kitchen is now finished and looks stunning!

Mortgage Capacity Report

With income from employment, self-employment, child benefit, tax credits plus maintenance this was a complicated scenario for my client, Emma.

I produced a report detailing those lenders that would lend, the maximum borrowing available from each and listed the documentary evidence they would require. The report provided her lawyer with an accurate evidenced assessment which helped to negotiate a favourable divorce settlement.  

Emma is relieved that she can now afford her next home for herself, whilst keeping the two boys at their current school and have a large enough garden for the dog.

Protection

With their mortgage in place and house move complete, the last thing on Aiden and Natalie’s priority list was Insurance and Protection. On my advice that 'the younger you start the easier it is', I created a bespoke plan for these first-time buyers.

Arranging home Insurance to cover their cottage was the straightforward part.  With some rather unusual (and potentially hazardous) sporting pastimes, Income Protection was the best option for this solicitor and his fiancée should they not be able to work. Life cover was highly affordable at their young age, so I created a combined policy that is adaptable to their needs. 

Last time we spoke Aiden and Natalie were fit, well and happily renovating their lovely cottage.

Later Life Lending.

Following his divorce and the sale of the marital home, Bob needed to buy a new place. Nearing state retirement he was worried that a mortgage was neither an option or affordable for him.

I found a mortgage that catered for the more mature borrower which took into account his plans to keep working balanced with his projected retirement income.

Bob now has a home he can afford and the next chapter in his life ahead of him.

A lifetime mortgage is a long term commitment which could accumulate interest and is secured against your home. Equity release is not right for everyone and may reduce the value of your estate.
